Detached Style Single-Family Homes
The median price of homes on the market in Aurora was steady in the month of January, staying at $224,900. On the other hand, the average price of homes sold during the month of January rose from $187,750 in December
to $199,000 - a fair recovery from the sharp drop at the end of 2006. The number of homes
on the market rose in the month of January, from 1,143 units in December to 1,220. This reinforces our theory that our spring
market actually started early this year - at the end of January and the spike in units on the market is part of the results. Unfortunately the number of homes sold during January
dropped sharply from 140 to 97 - a two year low. Despite this increase in homes on the market, the month of January posed an overall reduction of inventory from
9 months in December to an adjusted 5.4 months in January.

Attached Style Single-Family Homes
The median price of attached style homes on the market in Aurora also remained steady in the month of January remaining at $189,900. However, the
average price of homes sold during the month of January rose from $175,000 in December to $185,000. As the average price of homes sold and on the
market get closer, we can see that the market is definately leveling out. As was the case with detatched style homes,
the number of attached styles homes
on the market rose during the month of January, from 535 units in December to 593 - also an indication of an early spring market. The number of
homes sold during that
time dropped sharply from 66 to 40 in January just as was the case with detached homes in Aurora. Also like detached style homes, the overall inventory
dropped during January from a high of 8.7 months in December to a figure of 4.4 months in January.
